New Home Buyers Services Provided:

• Accompany you to the builder's design center to help you select your new home options. The builder design center is a profit center for the builder and I can help you select options that enhance future resale value and keep you within the builder upgrade allowance and your budget.

• Attend the builder orientation with you or on your behalf in the event you can't be present, "pre-drywall frame and electrical review", "in phase" and final inspections and final walk through inspections. I will assist in documenting problems or issues for the builder construction supervisor and/or customer service representative to resolve.

• Assist you in arranging to have "in phase" and/or final professional home inspections done by a structural engineer or licensed home inspector.

Home Sellers Listing Services - Seller Warranty Coverage:

 • Home Sellers will receive home warranty coverage at no charge (other than the repair call out fee) during the listing period to repair covered items that fail while the home is listed by Sam Elam until the close of escrow. In the event the buyer declines buyer home warranty coverage or specifies another company to provide buyer home warranty coverage, there is no charge for the seller warranty coverage - even if there were repairs performed during the seller listing period.

• My seller full services include a complementary professional staging evaluation of your home with recommendations for increasing your home's market appeal and ultimately the value in the eyes of the buyer.
