Before we can begin looking for your new home, we need to determine how much home you can afford to buy! We will need to determine the best loan program for you and then have you pre-qualified for the loan by one of the competitive local lenders I work with.

If you have been involved in a Short Sale, Deed in Lieu of Foreclosure or Foreclosure, you need to be aware of guidelines for the minimum time required to
reestablish your credit before you are able to purchase and/or the more strict underwriting rules. But there may be extenuating circumstances the lender can use to shorten your wait time to be eligible to get a loan. The loan rate you are quoted depends upon
your FICO score, so it is important to learn all you can about what can be done to raise your score. Your FICO score is important because it is used by more than just your lender to determine how financially responsible they think you are and determines what it will cost you for credit, leases, insurance and more. When shopping for a home loan, look for potential signs of "predatory loan practices".

One of the first documents you will receive is our Arizona Buyer Advisory produced by the Arizona Association of REALTORS®. It provides an overview of issues that could impact buyer decision making when selecting, inspecting and evaluating a property. Buyers are reluctant to ask how much they have to pay for buyer representation.
