Sam Elam guides his buyer through the home selection, contract negotiations, escrow and home inspection processes

• Treat you honestly and fairly, maintain confidentiality and always act in your best interests

• Maintain good, ongoing communications throughout the home purchase and escrow process

• Offer guidance & consultation, loan analysis and loan recommendations

• Negotiate all issues that arise during escrow on your behalf and benefit

• Arrange loan Pre-Qualification and issuance of mandatory PQF (Arizona specific Buyer Loan Pre-Qualification Form)

• Review Agency Representation, Purchase Contract and Disclosure Forms.

• Review Buyer's Role in the home purchase transaction: Duties, Obligations, Contract specified Time Frames

• Explain the home selection and evaluation process

• Conduct home search based upon your criteria and identify exceptional homes to view

• Provide comparable real estate market data analysis, generate your purchase offer, provide Seller Property Disclosure Statement (when available) prior to writing an offer, present and negotiate your purchase offer to achieve your objectives.

• Upon purchase contract acceptance: Deliver accepted contract to Lender, Open Escrow, review Preliminary Title Policy and provide ongoing escrow coordination

• Order Home Warranty Policy per purchase contract terms

• Provide Buyer Advisory and Home Inspection advisory

• Schedule and attend home inspection(s)

• Review home inspection with you, generate your BINSR (Arizona Buyer Inspection Notice and Seller Response) and conduct home repair negotiations on your behalf.

• Deliver Seller BINSR repair receipts to you, no later than three days prior to close of escrow

• Schedule and attend Buyer inspection of negotiated Seller BINSR Repairs

• Schedule and attend Buyer final walk through

• Schedule and attend your signing of escrow documents.

• Coordinate Seller move out with your move in

• Upon confirmation of recording, deliver to you keys to your new home!
