The chart above shows March, April and May are the most active months for our Phoenix AZ real estate market. During this period Arizona home buyers have the widest choice of homes to select from to buy, but they also have the most competition from other buyers who want to move during summer vacation so their children can make friends before the new school year begins. You have to be prepared to act quickly.

ARIZONA HOMES SELL ALL YEAR - But this chart also confirms Phoenix Arizona homes sell during every month of the year, as long as it is priced correctly. In those months when there are fewer sales, the market is less frantic. Homes will be on the market longer while buyers take time to look at all of their choices before making an offer. Buyers who continually monitor the real estate market can find a home before other buyers discover it and may get the home they want... for a very competitive price.

Conversely, your present home may take longer to sell and you have to price your home to the market to get it sold in the amount of time the owner of the home want to buy is willing to wait for you to sell your home and close escrow on your sale and the purchase.

ACTIVE ADULT SALES CHART DIFFERS - The chart above is relevant for buyers with children. The Phoenix real estate market cycle for Active Adult communities does not match this chart. The bulk of listings in Active Adult 55+ communities go on the market as Northerners return to Arizona to winter here, and those homes that do not sell, are pulled from the MLS before they return North for the late spring, summer, and fall or even after the Christmas/New Year holidays.

LOCK IN LOWER HOUSING COSTS - There is a lot of uncertainty, but you can count on home prices rising as demand for homes increases as Maricopa County leads the nation in job growth and in-migration. We have seen rental rates increase as demand increases. Buying a home now with a fixed rate loan will keep your housing costs low as rental rates continue to rise.
