Phoenix Real Estate Market Sales show best times to buy and sell homes for sale in Chandler AZ, Gilbert AZ and Mesa AZ

Choosing the Best Time of year to BUY and SELL Phoenix AZ Real Estate

When buying and selling Phoenix AZ Real Estate, you need to decide when is the best time for you to be in the market.

During peak months, there are typically more homes for sale and more home buyers looking to buy. But higher home buyer demand translates into higher sales volume and higher average home sales prices. It is a good time to sell for a higher price. But while it is nice for a buyer to have more choices, those choices come at a higher price.

During off peak months, home buyer demand is less. Inventory will be lower with fewer choices to have, but motivated sellers will set realistic asking prices. With fewer buyers looking to buy and fewer buyer showings, the seller is more apt to take a lower offer to get their home sold. This is the best time for bargain shoppers to be in the market.

Average Selling Price of Homes and Condos Closed in July 2016

Review and compare July 2016 Phoenix Arizona real estate market performance vs July 2015. My recommendation is to use the Average Sales Price in the closed sales summaries below to identify communities with an average sale price within your price range. Obviously, there is more than just price that determines where you want to live and we will discuss this. But you don't want to have your heart set on a community that does not have homes you can afford.
