Choosing the Best Time of year to BUY and SELL Phoenix AZ Real Estate
When buying and selling Phoenix AZ Real Estate, you need to decide when is the best time for you to be in the market.
During peak months, there are typically more homes for sale and more home buyers looking to buy. But higher home buyer demand translates into higher sales volume and higher average home sales prices. It is a good time to sell at a higher price. But while it is nice for a buyer to have more choices, those choices come at a higher price.
During off-peak months, home buyer demand is less. Inventory will be lower with fewer choices to have, but motivated sellers will set realistic asking prices. With fewer buyers looking to buy and fewer buyer showings, the seller is more apt to take a lower offer to get their home sold. This is the best time for bargain shoppers to be in the market.
If you are looking for a retirement home, sales volume starts building in late fall through spring. At retirees are packing up to go to cooler climates for the summer, those retirement homes that hadn’t sold before are either discounted and sold or taken off the market for the next season.
For our traditional non-retirement homes, most buyers begin looking for a home in late spring through mid-summer. There will be a lot of buyer competition during this time and sellers will be less inclined to accept low offers and/or accept buyer offers to request seller concessions. Sellers listing their homes in the less active late fall and winter months may be more open to considering all offers.
