BUYER ORIENTATION AND LOAN PRE-APPROVAL AT INITIAL MEETING
During our initial meeting in my office, we will go over the home buying process outlined in my Home Buyer Orientation. We'll review Information About Brokerage Services that defines our real estate client/broker relationships.

As a buyer, you can create greater credibility with the seller and their listing agent when you are loan pre-qualified because they know you are serious about buying a home. Before we can begin looking for your new home, we need to determine how much home you can afford to buy! We'll need to determine the best loan program for you and then have you pre-qualified for the loan by one of the competitive local lenders I work with. 

If you have been involved in a Short Sale, Deed in Lieu of Foreclosure or Foreclosure, you need to be aware of the minimum time required to reestablish your credit before you are able to purchase and/or the more strict underwriting rules.

The loan rate you are quoted depends upon 
your FICO scoreso it is important to learn all you can about what can be done to raise your score. Your FICO score is important because it is new used by more than just your lender to determine how financially responsible they think you are and determines what it will cost you for credit, leases, insurance and more. When shopping for a home loan, look for potential signs of "predatory loan practices".

Every Arizona homebuyer receives a copy of the
Arizona Buyer Advisory produced by the Arizona Association of REALTORS®. It provides an overview of key points to consider when selecting, inspecting and evaluating a property. A signed Buyer Advisory accompanies every purchase offer, to confirm buyer receipt. You will find embedded links to provide you a more thorough explanation within each category.

There are numerous disclosures and issues to be aware of and an experienced Buyer Broker working for you is critical. Besides, the Home Seller pays the Buyer Broker to represent the Buyer of their home.

My job is to guide and advise you, not to make a quick sale. As we view properties, you can count on me to provide you a thorough and unbiased evaluation of every home, as though I was the prospective buyer for the property your are about to buy, when you decide to sell it. After all, don't you want your home to rise in value over the years you own it? It is important you buy a home that will perform at least as well as the market. I know why some homes rise in value better than others and I will share these reasons with you as we view homes.
DEVELOP A WINNING NEGOTIATING STRATEGY
I will customize a winning negotiating strategy so the purchase offer we write, on your terms and at a price you can afford, should be acceptable to the Seller. You don't want to insult the Seller with a "low ball", way below market offer. But we offer less than the Seller initially thought they would accept for his property, and get the home at a very good value. It it important to structure your offer so the Seller feels you are serious about buying his home at a "fair" price and he is, therefore, willing to find a mutually acceptable sales price.
